



At the foot of the Vercors, 30 minutes from Valence TGV station, a 1904 spa transformed into a family residence and its park. The Beaugaris site has been known since antiquity, with the so-called Roman spring that made it famous. In the early 20th century, Dr. Riory had a spa facility built around the mineral water source. A hotel was thus constructed in 1904. Accessible through a blue-painted metal gate at the end of a dead-end lane, the property covers 10 hectares and includes two springs as well as four outbuildings. Beyond the estate's old stables, a second wrought-iron gate opens to other buildings, habitable or not: the vaulted building housing the source, then the former hotel now turned house, a pavilion and a barn, all adjoined. The sober façades of the various buildings are built of rubble and ashlar stones jointed, or in concrete and then plastered; their roofs, with two or four slopes, are made of terracotta or sheet metal. The main house, rectangular in plan, faces south and covers about 460 m² of living space, spread over five levels, almost fully renovated, with a contemporary veranda of about 30 m², possibly habitable attic space and a ventilated cellar. It includes twelve spacious bedrooms and four bathrooms or shower rooms, an independent apartment, with finishing work to be completed, occupying the third floor. The independent pavilion, built near a corner of the house and extending over about 65 m², has been restored and leads to a terrace. Idyllic as a winter apartment, it includes a living area and a bedroom with a bathroom and a kitchenette. Not far away, the barn, about 150 m², built at the rear of the main residence, houses an old bread oven and could be used for receptions or conferences. Under the pavilion terrace, the vaulted building of about 30 m² that covers the spa spring could be converted into a winter lounge. Finally, what originally consisted of stables, about 100 m², could be transformed into a living space, among other possibilities. The estate also includes an old thermal water collection basin, today transformed into a swimming pool measuring 11 5 m with telescopic cover and panoramic terrace. The main house, the pavilion and the basin have been renovated by the current occupants in the last five years.
