In Côte-d'Or, in the Ozerain valley near Flavigny, a restored 18th-century mill with its outbuildings and over 5 hectares of land. Accessible from the village or the departmental road via two country lanes, the property descends toward the Ozerain, whose course dictated the mills orientation. The millrace and tailrace, now dry and fed only by rainwater runoff, reflect the site's hydraulic logic. The complex centers around a courtyard, of which the bakery and the north-west end of the house frame on either side of a wooden gate. The barn, set back at right angles to the stable and the sheepfold, closes the courtyard downstream. In line with the main dwelling, the barn, open with two vaults, connects the house to the dovecote. Beyond the courtyard, the land drops toward a corridor of meadows and heaths that runs along the Ozerain for more than 5 hectares. The habitable block extends about 260 m², divided into two independent units. A thorough restoration has been undertaken with respect for traditional materials and know-how, preserving the authenticity of the volumes and original elements: rebuilt frames and masonry, natural hemp insulation, underfloor heating, double-glazed joinery.
