Originally this was a small stone cottage from the mid-19th century, but about 10 years ago the owners renovated and expanded it. Located at the foot of the tourist site Mont Gargan, in one of the smallest municipalities in the Limousin, and less than 10 minutes from amenities. This 3-bedroom, 120 m² house is ideal for a family seeking modern comfort in a rural setting. Extension from 2018 An extension carried out by a construction professional created a beautiful L-shaped living area of about 47 m², consisting of an entrance on the ground floor, an open kitchen leading to a dining room and a living room with a wood stove in the fireplace. Two large French doors, on either side of the house, give access to the two terraces at the front and rear. A veranda could be created and connected to the house via the kitchen or dining room. A small but functional bathroom (about 2.5 m²) is accessible from the living room via the boiler room (about 2.5 m²), where in 2023 an air/water heat pump and a thermodynamic boiler were installed to replace gas central heating. Finally, the old kitchen (about 7.5 m²), used as storage but easily converted into a nice bedroom or office with little effort. On the 1st floor there are 3 bedrooms (about 12 m², 13.5 m² and 15.5 m²) around a central landing (about 8.5 m²). Two of the bedrooms have a small toilet area (about 2 m²) with toilet and sink between the rooms. Finally, there is a beautiful bathroom (about 7.5 m²) with shower, bathtub, sink unit and storage/laundry area, and a separate toilet with sink. A staircase provides access to the insulated attic under the roof. Between the two skylights, within the roof structure, there is a usable space of about 12 m². Work carried out As for the works, besides the extension, the electricity has been modernized, PVC and aluminum window frames with electric shutters have been installed, central heating and hot water supply have been replaced. A wall has been built with an electrically operable sliding gate. The old septic tank has been cleaned and now collects rainwater that is directed to it. With the help of a pump, this water can be used for the garden. The garden and outbuildings The property sits on a total of 2,286 m², divided into two parts: the house sits on a 736 m² plot and on the other side of the village road lies a fully fenced 1,550 m² area used as a vegetable garden and pasture and for wastewater drainage. There are also two outbuildings on the site: a stone barn of about 70 m² (two floors of 35 m² each), perfect as a garage or storage since the main entrance is directly on the road. The semi-subterranean ground floor provides space for storing garden tools and is also used as a workshop. There is a well for animals and vegetables from the allotment. Two sheds, one attached to the barn, are additional! Location and amenities The village of Surdoux is a small village with no facilities, a few minutes from the shopping villages of Chamberet in Corrèze and La Croisille sur Briance in Haute-Vienne. The baker is never far away. For groceries, drive to the villages of Treignac or Châteauneuf la Forêt. Limoges city is reachable in 45 minutes. Brive-La-Gaillarde and Tulle are about 55 minutes away.
