



The property is located in the south of Siena in the noblest region of Chianti/Chianti Classico. Only 20 km from Siena, 90 km from Florence (high-speed train/international airport) and is very well connected to the motorway entrance, only 3 km away. [i]Cultivation system:[/i] spurred cordon, with a planting density of about 5,000/5,500 plants/ha for new plants and 2,500/3,000 plants/ha for older systems. [i]Average age of the vines:[/i] The vines are between 10 and 20 years old. Currently, the average production capacity of the plants is 3,800/4,000 quintals of grapes, equal to a total production of about hl. 3,200/3500, corresponding to about 400,000/480,000 bottles per year. The average management cost for vine cultivation is 2,500/3,500 Euros per hectare. [i][b]Development with new vineyards:[/b][/i] With the cultivation of "uncultivated" vineyards, production could increase from the current 200,000/250,000 bottles to 300,000/350,000 bottles per year. With a rotation in the replanting of vineyards and the introduction of masses in the driest areas, a further increase of 20% can be expected, achieving a significant increase in production. The winery can be quickly converted to organic, thanks to the very limited use of chemicals during the season/cultivation. The environment is very healthy and statistically the impact of diseases in cultivation is not significant. [i][b]OTHER CROPS AND ACTIVITIES [/b][/i] [b][i]- Olive groves:[/i][/b] Currently, the company sells the oil in bulk. The potential is to obtain 2000/2500 bottles of olive oil that could be branded and marketed as a high quality Tuscan product and complement to the wineries' brand. [i][b]- Arable land [/b][/i](dedicated to organic farming) The company has a lease agreement for the organic cultivation of arable land. The income for the year consists of: rent + EU contributions. Currently, the company is studying the possibility of exploiting 40/60 hectares of arable land near the river for the cultivation of poplars, the financing of which is strongly supported by the EU. [b][i]- Wood[/i] [/b](with hunting ground) The extension of the forest allows the company to apply a rotary management of the forest. An approved cutting plan with an area of 10-20 hectares is implemented every year. The average income is 1300/1500 euros/ha for the sale of timber. The forest hides in some areas a vast natural land of truffles. [b][i]TRUFFLES, WOODS AND ARABLE LAND[/i][/b] [i]A large part of the woods and arable land represents a natural truffle soil, divided by type of truffle obtained.
