The 154,525 hectare Herdade da Cotovia is located in the region of Reguengos de Monsaraz - Évora - Alentejo. The property is morphologically flat and slightly undulating. It is very well populated, in terms of its overall area, by a vast cork oak forest, which is still young, around 20 years old. The cork oaks will produce their first cork in the next few years, and it is expected that they will be able to reach cruising production in the next eighteen years, although they will always be growing every nine years, as the trees are successively getting thicker. In terms of economic exploration, farming has been based on Organic Production. In this way it has been possible to reconcile an income of around 60,000 a year in terms of Ifap aid with the income from a flock of sheep of around 200 head, thus also helping the development of the cork oaks. The entire perimeter of the property is fenced off and it is also divided into four parks where the sheep roam. It's important to mention the existence of holm oak for the production of firewood and acorns, as well as the existence of 4 watering points for the sheep, which keep water all year round. The property is included in a tourist hunting reserve which has no economic or hunting return but which avoids the evasion and debauchery characteristic of free hunting areas. Access is via a tarmac road. In terms of residential construction, you can build a house of up to 250m2, in addition to the farm support buildings you may want. Under Prota - the Alentejo Land Management Plan, you can always build a Farmer's House, associated with a small agricultural or livestock business. Electricity is close by, around 500 to 600 metres away, and you can always use a renewable energy system and drill an artesian borehole. Lots of privacy and beautiful countryside views. 2 hours from Lisbon. (No. 206). Ref:206
